Estimate your yearly property tax from your home’s assessed value. Pick a city to load a typical residential rate, or type your own municipality’s rate.
How property tax works in Canada
Property tax = assessed value x total tax rate. The total rate combines the municipal rate, an education rate set by the province, and sometimes special levies (transit, city building, waste). Assessed value comes from your provincial assessment agency, such as MPAC in Ontario or BC Assessment, and is not the same as market value.
Why rates are so different
Cities with high home values, like Vancouver and Toronto, can raise the money they need with lower rates. Smaller cities with lower values tend to have higher rates. That means a lower rate does not always mean a lower bill.
The preset rates in the calculator are typical 2026 residential rates rounded for estimates. Your exact rate is printed on your tax bill or published on your city’s website.
FAQ
Can I lower my property tax?
You can appeal your assessment if it is too high, and many provinces have grants or deferral programs for seniors and low-income owners, such as the BC Home Owner Grant.
Is property tax included in my mortgage payment?
Only if your lender collects it. Otherwise you pay the city directly, often in instalments. Include it in the affordability calculator.
